Lawn Aeration and Overseeding in Chicago, IL

Open up hard, compacted soil and fill in thin spots in early fall, when Chicago lawns can recover best.

Why compacted Chicago lawns need to breathe

Core aeration pulls small plugs of soil out of the lawn and leaves them on the surface. The holes let water, air and fertilizer reach the roots, and they relieve the compaction that builds up over years of foot traffic, mower wheels and heavy rain. Much of the Chicago area sits on dense, clay-heavy glacial soil, which packs down easily and sheds water instead of absorbing it.

Overseeding is the follow-up. Seed is spread over the lawn so it drops into the aeration holes and makes contact with soil, filling thin areas and adding fresh grass varieties. The two jobs work together because seed that lands on hard, uncut soil often never takes, while seed in an aerated lawn has the best chance of rooting.

Timing is what makes it succeed. For Kentucky bluegrass, fescue and ryegrass, the best window runs from mid-August to late September, while the soil is still warm and weed competition is fading. Spring work is possible but riskier, because it collides with crabgrass season and the first summer heat.

Signs your lawn needs aeration or overseeding

  • A screwdriver or garden fork is hard to push into the soil.
  • Water pools or runs off the lawn after a rain instead of soaking in.
  • The grass is thin and patchy, especially where kids, dogs or foot traffic wear a path.
  • Bare spots from summer heat, drought or pet damage never filled back in.
  • A thick layer of dead grass (thatch) has built up above the soil.
  • The lawn greens up late in spring and fades quickly in summer.
  • You have not aerated in several years.

How aeration and overseeding work

  1. Check the lawn and the date

We look at the thin spots and compaction and confirm the timing is right for seeding.

  2. Core aerate

A machine pulls plugs across the lawn, running in more than one direction on the tightest soil.

  3. Overseed

Grass seed is spread across the lawn so it falls into the holes and thin spots and touches the soil.

  4. Aftercare guidance

We tell you how long to keep the new seed moist, when the first mow can happen and how long to keep traffic off.

What affects the cost of aeration and overseeding

The price depends on how much lawn there is and how much seed it needs.

Lawn size

The machine covers the whole turf area, so cost scales with square footage.

Aeration only or with seed

Aeration alone costs less. Adding overseeding adds the cost of the seed and spreading it.

How thin the lawn is

A lawn with a few bare patches needs less seed than one that is thin everywhere.

Aftercare

New seed has to stay moist for a few weeks. Your watering plan affects how well it takes, so we discuss that with you up front.

Why choose Lopez Lawn Care Service for fall lawn renovation

Because we care for lawns week to week, we pay attention to where they struggle: the corner that always dries out, the strip along the alley that gets walked on, the patch under a tree. Aeration and seeding go where they are needed.

Aeration and overseeding near you

We offer aeration and overseeding for Chicago lawns and in nearby suburbs, including Lansing, Illinois. Lawns closer to the lake and the Calumet region can be sandier and may need a different seeding plan than clay lots.

Lawn Aeration & Overseeding questions answered

How often should I aerate my lawn?

Most compacted or heavily used lawns benefit from aeration once a year, in early fall. Lawns in better shape can go longer between treatments.

Why is fall the best time to overseed?

In late summer and early fall, the soil is warm, nights are cooling and weeds are fading. New seed germinates quickly and has several weeks to root before winter. Spring seeding has to compete with crabgrass and summer heat.

Will the soil plugs look messy?

The plugs sit on the lawn for a couple of weeks and then break down with rain and mowing. They return nutrients to the soil, and the lawn recovers quickly.

Do I need to water after overseeding?

Yes. New seed needs consistent moisture for the first few weeks. We give you a watering plan with the quote and when the work is done.

Can I mow right after aerating and seeding?

Wait until the new grass reaches mowing height. We tell you when the first cut should happen so you do not pull up fresh seedlings.
